A delightful, extended turn of the century property presented in good order, completely hidden from view in the quiet little northeast Nottinghamshire village of Wigsley about 10 miles west of Lincoln and 12 miles north of Newark. With flexible living, it offers 4 or 5 bedrooms including a master bedroom with en suite and balcony, 3 or 4 reception rooms and a kitchen dining room, all with a lovely connection to the south facing garden.

In the catchment area for some truly excellent state and private schools – buses passing at the foot of the drive – with extraordinarily fast internet speeds and with shopping, other services and amenities within a few miles, this provides a convenient yet tranquil, rural lifestyle in a safe, friendly community. EPC rating C

“We have lived here since 2018, and are having to move due to my wife’s work but it has been a wonderful place to live and work (I work from home) and especially for walking our two dogs, with so many public rights of way almost on our doorstep. The old airfield just outside Wigsley is a beautiful open space with a huge skyline, particularly atmospheric on early winter mornings. We’re also near Sustrans, a disused railway line which is another favourite walk as well as into Wigsley Woods which you can see from the balcony of the house.”

“The property is very hidden from view behind trees and exceptionally quiet – the main noises we might hear are horses neighing! The village has a postbox but not much else except friendly neighbours, but Harby is only a couple of minutes’ drive where there is a good primary school and a very nice gastro-pub.”

“The oldest part of the house we think was built around the turn of the century. It is where the neighbour behind grew up and continued to live for years. She did a number of things to it, as did an owner since who added the decorative shutters on the outside and the timber balcony from the master bedroom, which we have completely renovated to its former glory. The house has even been a restaurant at one time! We also, in 2020, installed new carpets and lino, replaced a leaking polycarbonate roof on what we call the library, with a brand new solid roof with large, triple-glazed skylights which makes a really lovely space now - in summer, with the French doors onto the garden, and in winter it’s very warm and cosy.”

“We recently held a party for our one-year-old son with about thirty members of extended family and it proved to be an excellent place for entertaining on a large scale with lots of space on the two patio areas and croquet and table tennis on the lawn. The garden is very sunny being south facing but has a good amount of shade with the surrounding trees and it is not overlooked at all. The summerhouse has light and power and makes an ideal summer study for me. We have extremely fast internet here with fibre optic broadband direct from a cabinet - when the engineers installed it, they said it was the fastest internet in the country!”

“It’s a small, friendly village with a lot of residents from areas further south. There’s a community clear-up three or four times a year whilst footpaths, for instance, are well maintained by the parish council. Everyone is very helpful here and you don’t have to worry about security – it all feels very safe.”

Recorded in the Domesday Book, Wigsley is the smallest of a trio of settlements (along with Thorney and Harby) which forms a Nottinghamshire enclave projecting into Lincolnshire. Lincoln is about 10 miles (20 mins) east, Newark about 12 miles (25 mins) southwest and neighbouring villages of Harby and Thorney only 1.5 miles, so just a couple of minutes’ drive. A quiet and peaceful spot, it benefits from a wealth of countryside walks, including the rather wonderful old RAF airfield to the south-west of the village. Wigsley is one of the rare Thankful Villages – those that were spared fatalities in the First World War. Nearby Harby’s amenities include a good primary school, a refurbished, award-winning pub, the Bottle & Glass, serving food, and a village hall with an outreach post office twice a week and a playing field with sports pavilion. Collingham is only 10 minutes south and offers a wide range of amenities such as a medical centre and a sports centre as well as a well-connected train station (with direct trains to Lincoln, Nottingham, Leicester, and London King’s Cross).
Within a 10 minute drive of the property, further outdoor destinations include nature reserves such as Whisby Nature Park, Besthorpe Nature Reserve, Tunman Wood and Spalford Warren and Woods, the Giant Lincoln Pickworth Plot Mountain Bike Trail and, even closer, Combat Zone Paintball. Doddington Hall & Gardens is just 5 miles away, where there is an excellent farm shop, café and restaurant. About 30 minutes away is Clumber Park as well as the Dukeries, whether one is after spa treatments, golf or country houses and gardens to explore.

Historic Lincoln has plenty to offer with its cathedral and castle high on the hill, the popular, quaint Bailgate shopping area; indeed, everything you would expect from a major city, including a train station with direct trains to London taking around 2 hours. Newark Northgate station (22 mins) also offers direct fast trains to London which take 73 minutes, meaning a commuter could be in central London in around an hour and 40 minutes.

Schools

In Harby, 1.5 miles away, the Queen Eleanor Primary is rated Good by Ofsted and is a feeder school into co-ed Tuxford Academy rated Outstanding by Ofsted. Tuxford is about 12 miles away or 20 minutes by car although there is a school bus which collects at the bottom of the property’s drive. Alternatively, other Outstanding schools are The Priory Academy lsst in Lincoln about 10 miles away, and William Farr C of E Comprehensive about 15 miles away. In the private sector, the extremely highly regarded Lincoln Minster Schools (Prep and Senior) are 11 miles (20 mins) away in the city centre.
