The property

This is a rare and unique studio due not only to its stand out features but also its historic relevance. The building is circa 1892 and is a former midwifery of the nuns of St John the Divine. We understand the apartment is circa 1898 when it was beautifully refurbished as part of the ground floor of this impressive period residence.

Striking features include:

• A studio room that extends beyond 19 ft
• Windows to three sides of the apartment allowing natural light to flood the property
• A Beautiful artisan custom-built workstation, perfect for working at home, but could be removed if a buyer preferred not to keep it
• Access to a shared patio / garden space
• Located on the same road as beautifully landscaped Margaret McMillan Park

You will note in the images, full HD video walk through as well as the interactive vr tour, the property has been upgraded. The bathroom and kitchen are striking and reflect modern / current interior design trends. This makes the property great for the buyer who wishes to move straight in.

Other benefits include excellent storage space, including cupboards and custom built-in bookshelves in the main room and overhead in the hallway (which could be converted into storage lockers) and we expect many buyers would be delighted to have a spacious bathroom, complete with bath and separate shower cubicle, a set up that is more commonly found in houses rather than flats.

The property has gas central heating and an energy efficiency rating of “C” which is very high for older apartments such as this especially when there are so many external walls. This is a very positive feature for the eco conscious buyer of today.

The property is located away from the high street making it very residential, but the main hub/s of activity locally are easily accessible and only a few minutes away.
The area

Deptford has been proclaimed as one of the most up and coming areas of South East London. In recent years it’s trendy vibe has grown, and it’s become known as one of the capital’s creative towns.

There have been many new build developments in the area adding to the ever-changing landscape. These developments have also created a buzz about the location and generated investment into local infrastructure.

Furthermore, the beautiful and historic Royal Greenwich is approximately 20 minutes away from Deptford by foot and the highly acclaimed Borough Market and the Shard are approximately 15 minutes by train.

Deptford is well connected to an array of London locations being in travel zone 2.

Local recreation, dining and social life

Art galleries, café, bars, restaurants and revamped green spaces have been the talk of the town for the last few years in Deptford. The vibrant local community enjoy the high street, the market, gourmet food scene and a host of micro-breweries to name but a few attractions.

The streets in the area have an eclectic mix of local businesses, along with coffee shops and new restaurants which bring a sense of community that is hard to find in many London boroughs.

Some of our favourite local eateries (and there are too many to name them all) include:

Marcello – A great Italian menu with friendly staff and gourmet presentation of food

M&D – Delicious authentic Japanese menu

The Greenhouse Cafe - a friendly coffee shop and cafe, less than a minute along the same road, with excellent cakes, fresh sandwiches and salads

The Waiting Room – Trendy coffee bar serving a great selection of cakes and veggie options

Pho Hanoi – Large menu of Vietnamese cuisine

Further down the street, visit Deptford Market Yard next to the Albany Theatre, with its range of trendy new cafes, boutiques and bars in a beautiful pedestrianised cobbled courtyard in the approach to Deptford rail station.

Another handful of local lifestyle benefits include buying fresh fruit & veg and browsing the second-hand stalls for vintage items at Deptford's historic market, which operates Wednesdays, Fridays and Saturdays by the Albany Theatre and along Deptford High Street.

There is a selection of local parks which include Margaret McMillan Park, Fordham Park, Folkestone Gardens and Deptford Park.

Margaret McMillan Park offers a landscaped wide-open walkway for much of the distance between the flat and New Cross station, with playground facilities.

Go for a run around the Fordham Park loop, popular with sports enthusiasts for its open field, basketball and table tennis courts, plus two children's playground areas.

Folkestone Gardens was created many years ago as the result of a bomb blast in World War II. The houses which once stood on the site were badly damaged. The area was cleared and reinstated as a local green space and now offers a ball court, play area, picturesque pond, skate park and great café.

Deptford Park (originally a market garden many years ago and well known for its onions, celery and asparagus!) is approximate 17 acres of green space and one of the most popular parks in the area. Recognised as an oasis in an urban location, the park offers sport facilities, plays areas and walking paths.

The river Thames is less than a mile away offering additional Transport via the Thames Clipper and more social life along the River.
