Waterfall Cottage is very attractively situated on the edge of the small village of Bridgend of Lintrathen, at the foot of Glen Isla. The village lies on the edge of Lintrathen Loch, close to the county boundary of Angus and Perthshire, so is perfectly placed to enjoy all that both counties have to offer. It is a very picturesque, and tranquil area, yet is only just over 6 miles from Alyth and 7 miles from Kirriemuir.

The area is well known as the gateway to the Cairngorms National Park. The Angus Glens provide some of the finest hill walking in eastern Scotland and skiing is available at Glenshee. Trout fishing can be taken on Lintrathen Loch, which is a nature reserve, and the nearby Backwater Reservoir. Both reservoirs have scenic walks and bird watching. Ospreys and Sea Eagles can be seen and the area is a haven for red squirrels, otters and migratory geese. Also close by is Reekie Linn, a spectacular waterfall on the River Isla, as well as Loch of Kinnordy Nature Reserve. There are a number of golf courses in the area, including Alyth, Kirriemuir, Forfar and the championship course at Rosemount near Blairgowrie.

Home deliveries are available from major supermarkets, whilst local shopping can be found at Alyth and Kirriemuir, with more extensive shopping and business services in Forfar and Blairgowrie. Locally Peel Farm has a renowned coffee and farm shop. Close by is the new Isla Primary School, with secondary schooling in Kirriemuir and Blairgowrie. A bus takes children to both Webster's High in Kirriemuir and Isla Primary. Private schooling is available at the High School of Dundee, with a dedicated bus service from Alyth.

Despite its rural location Waterfall Cottage is not remote. Perth and Dundee are easily reached. The nearby A926 joins the A93 at Blairgowrie, which in turn links to Perth. There are mainline railway stations at Perth and Dundee. Edinburgh and its airport are easily reached, as is Aberdeen, and there are flights from Dundee to London City.

Description

Waterfall Cottage is a most attractive and pleasantly situated cottage, sitting well above a waterfall on the Melgam Water, which flows out of Lintrathen Loch. Dating from the mid 1800s it was originally a farm cottage. It was extended in the 1950s with the addition of what is now the kitchen, and then again in 2003 when the dining room was added, which together with its balcony overlooks the river below. The sitting room was added later, together with the upstairs bedroom with its en suite shower room. The property still retains much of its period feel and character, with the later additions being designed to make the most of its position. It was acquired by the sellers in 2010, who have continued to make improvements. Since 2015 the bathroom and en suites have been renewed. A new condensing boiler has been fitted and since 2018 the kitchen has been totally refurbished with French doors added to access a new balcony, creating a lovely space for entertaining and relaxation.

With farmland to one side, Waterfall Cottage is a pretty cottage with harled walls under a slate roof and partial double glazing. From the driveway, wooden gates open on to a gravelled parking and turning area.

A partially glazed wooden front door opens to a porch with an inner partially glazed door to the hallway. This leads down to the delightful and fully fitted kitchen which has wall and floor units with splashbacks, wooden worktops, a sink and engineered wooden flooring. Fitted appliances include an under counter fridge and separate freezer together with a wine cooler, five burner gas hob with extractor, oven / grill and a dishwasher. There is a breakfast bar and ample space for informal dining and seating, with French doors with an illuminated canopy over, opening to the decked balcony. There is a walk in shelved utility/ larder area, housing a Zanussi washer / dryer, while a hatch with a Telesteps ladder gives access to a part floored roof space, currently used as a workshop. Off the kitchen is the dining room which has a plain cornice, wooden mantel with a convective and radiant electric fire and French doors out to a balcony which overlooks the waterfall and has steps down to the garden. On the other side of the kitchen four steps lead down to the well proportioned sitting room which has a plain cornice and a large stone fireplace with wooden Bressummer beam over, housing an Efel wood burning stove. Sliding doors access the garden and a seating area. Wooden stairs with an understair cupboard lead up to bedroom one with two built in wardrobes and a tiled en suite shower room with corner shower cubicle, washbasin with vanity unit, ladder towel rail and a WC.

Also off the hallway is the tiled family bathroom which has partial underfloor heating, bath with shower, washbasin with vanity unit, ladder towel rail, WC and a shelved airing cupboard. Bedroom two has a plain cornice, fitted wardrobes and a tiled en suite shower room with shower cubicle, washbasin with vanity unit, ladder towel rail, WC and underfloor heating. Bedroom three again has a plain cornice, together with a fitted wardrobe and a shelved recess with cupboard below.

One of the idyllic features at Waterfall Cottage is the attractive garden with the sound of water below. Immediately outside the sitting room is a gravelled seating area, with a further sheltered area by the dining room balcony. The principal area of garden is mainly down to lawn with mature flower and shrub borders, hedges and trees which provide privacy and additional seating areas. There are two brick built garden stores with a box profile roof (2.1 m x 1.8 m and 2.15 m x 1.8 m), power and light, as well as a covered wood store to the rear.

Directions

If coming from the north on the A90 turn off at the Kirriemuir junction (A926) at Forfar and proceed to Kirriemuir. From there take the B951 signposted for Kirkton of Glenisla. Pass through Kirkton of Kingoldrum and proceed for a further 2.4 miles and then turn left signposted Lintrathen and Peel Farm. Continue into Bridgend of Lintrathen crossing over the bridge and take the turning on the left, opposite the phone box. The turning into Waterfall Cottage will be found on the left, about 50 metres along this road, immediately before the last property on the left.

If heading north on the A90 from Dundee turn off on to the A928 for Kirriemuir. From Kirriemuir take the B951 and proceed as above.

If coming from Blairgowrie take the A926 towards Alyth and Kirriemuir. At the roundabout at Alyth, turn on to the B954 (signposted Glen Isla) and continue on this road crossing the River Isla (Reekie Linn). After a further 0.5 miles continue straight at the T junction, passing Peel Farm. Continue straight on at the next junction, following the signs for Kirriemuir, passing round the south side of the loch into Bridgend of Lintrathen. Turn right at the phone box and proceed as above.
