Description

Old Felbridge House is a substantial detached property, believed to date from around 1768 with nineteenth century additions. The property offers light, well-presented accommodation arranged over two floors, with neutral décor, wood effect flooring throughout most of the house and pretty landscaped gardens.

The entrance hall sets the scene, with a tiled floor, feature fireplace with a lovely oak mantel, and spacious coats and shoe cupboard. There is a door to the sitting room, and double doors opening to the inner hallway, leading in turn to the dining room.

Situated in the oldest portion of the house, the dining room showcases some lovely period features including timber beams, lattice windows, the old front door and bell and an impressive sixteenth century inglenook fireplace. The original staircase, has been converted to a drinks cupboard. The dining room gives access to the kitchen/breakfast/family room, a wonderful open plan space which is formed from the later extension and is particularly suited to modern family life.

The kitchen is well-equipped with a good range of wall hung and under-counter units, complemented by quartz worktops and integrated appliances including a smeg double oven, Hotpoint five burner gas stove with extractor over, dishwasher, tall fridge and a further fridge/freezer, and is served by an equally well-equipped utility/preparation room with plenty of storage, built-in freezers, and access to both the rear garden and the garage.

The kitchen opens to the breakfast/family dining area, which has a seated bay window overlooking the front and in turn opens to the family room. From here, a door leads back to the dining room and double doors lead through to the reading room and sitting room, with fireplace, creating wonderful flow and allowing these rooms to be opened up when entertaining. The reading room and sitting room share a large window and bay window, offering plenty of space to sit and enjoy the outlook over the front garden.

From the inner hall and lying to the rear of the house are the library/cinema room, games room, conservatory and gym, which also has plumbing for laundry appliances and a range of wall-hung and under-counter units. Adjoining the gym and leading back to the entrance hall is a short corridor giving access to a storeroom, the boiler room, the larder and the cloakroom.

On the first floor, the principal suite comprises a bedroom, dressing room with fitted wardrobes (currently also used as a study), and an en suite bathroom. There are five further bedrooms, all with en suite bath/shower rooms.

Please refer to the floorplans for a comprehensive overview of the full layout of the accommodation.

Outside
Old Felbridge House is approached from The Feld via a short drive offering off-street parking ahead of the house; further parking is provided ahead of the attached garage.

The grounds extend in all to about 0.4 of an acre, and are mainly enclosed by beech hedging to the front and coniferous hedging to the side and rear; a spectacular tall double wall running along the north eastern boundary screens the property from London Road. This wall is set with a gate, which once gave villagers access to the well which still sits within the grounds of Old Felbridge House.

The house is approached via a red brick pathway leading to the open porch, with mature jasmine and wisteria planted. The gardens have been beautifully landscaped into distinct sections; to the front are beds and an ornamental waterfall/pond system, with mature trees including an Acer and Redwood, with a timber tool shed for storage. To the side, ahead of the conservatory, is a lawn and patio with space for table and chairs; this opens to the rear garden, which is mainly laid to lawn, and has vegetable beds bordered by pathways.
