Truepenny's Agent Valuation of this property is £1,100,000

Description:

An immaculately presented four bedroom Victorian house which has been beautifully renovated, with timeless architectural features throughout. Together with an atypically large, secluded, south-facing garden, so close to Lordship Lane, this is a fantastic family home.

The house is located on Whateley Road, a sought-after tree-lined street, near North Cross Road market, numerous parks and several popular primary & secondary schools. These include the 'outstanding' rated Harris Primary just along the street, the fantastic facilities of the newly built Charter East Dulwich and the renowned Alleyn and jag's private schools all nearby. East Dulwich station is just over 10minutes walk away.

The present owners have overseen a sophisticated design-led refurbishment that includes a stylish loft conversion and storage-focused craftsmanship at every angle. Bright rooms with off-white tones and warm natural timber floorings dominate. Every room has been carefully considered to maximise its potential in a practical and minimal manner, creating a sanctuary of calm.

The entry hall has slate flooring, a discrete full-height cupboard for shoes / meters and ample understairs storage for coats, scooters and two folding bikes.

To the front of the house is the living room with its large bay window. In the centre is a beautiful Norwegian Jotul wood burning stove, set into the chimney, exposing its brickwork. To one side is a built-in study desk for children. A discrete long cupboard is currently used to hide the toys away. The dining room faces towards the garden and is flooded by south light. Both rooms have wide, solid oak flooring. Just outside is a landscaped patio, immediately accessible through the French doors.

As early as February, until late October this sun-trapped space can be used for dining al-fresco, with herbs, tomatoes and raspberries within reach of the table. The garden is a great size, with ever-practical artificial grass for year-round kids play. Planters for growing are filled with peas, figs, spinach, chard etc. Towards the rear, the children can play on the trampoline and relax at a table in the shade. Mature planting at the rear includes lilac and hazelnut trees, providing rich colours and food for the squirrels. The planting creates a wonderfully secluded place, where the garden and patio are genuinely private from neighbours views.

Back inside, the kitchen is a delightful room, sharing the same sunny orientation as the dining, with matching French doors onto the patio. This bright room has a timeless look, with slate flooring, off-white tones and tiles, oak doors and stainless steel worktop. It accommodates a breakfast table, creating a practical family space for morning breakfasts or informal lunches.

The first floor landing provides access to the main bathroom which is a very appealing space, with a full length of mirrored cupboards. An airing cupboard concealing the washing machine, boiler and radiator create a useful drying space in a wonderfully practical room.

The master bedroom has a beautifully designed hidden storage unit in a full width and height panelling unit at the head of the bed. It includes discrete usb charging points to each side. This room also has a useful dressing area, with a large integrated wardrobe.

A second double bedroom faces towards the garden. This room has a great run of built-in cupboards and shelving and also a kids-loft bed. All rooms at this level have exposed original wooden floor boards.

A second staircase leading to the top floor has a wonderful hardwood handrail and ingenious shelving to display photographs and kids drawings. The top landing provides access to a separate shower room which is a lovely space, top-lit by roof light and incorporating recessed mirrored cupboards.

Two further bedrooms have beautiful solid oak parquet flooring. The largest overlooks the garden with a set of timber folding-sliding doors with a Juliette balcony. Currently used as a therapy room and home-office, it has practical built-in bookshelves along two walls. The final bedroom has a loft bed with integrated desk below, creating a child-friendly snug. A run of low shelving conceals an ingenious set of pull-out storage units, providing full use of the eaves, for storage of luggage, winter clothes and ski-gear etc. This room has glorious views across the central London skyline.

East Dulwich's renowned shops, market, cafes, restaurants, cinema, pool, gym and parks are moments away.

If you are looking for a family house ready to move in, in the heart of East Dulwich, this beautiful home and garden are essential viewing.

What the owners have to say...

"We have lived in four properties together and expected once again that we would only stay a few years here and then move on. Just like the previous owners though, we too became smitten by this house, raising our kids here and staying over 15 years. This is the first place we have lived in that genuinely became 'our home'.

The immediate connection between key interior spaces with the great south-facing, private garden is what won us over the first time we visited. From early-spring breakfasts in the sun at the table, to evening BBQs under the parasol on the patio, this garden is a private retreat to relax, play, grow food, listen to the birds and be free.

All the rooms are bright, decently proportioned and have been refined, to maximise their liveability. Built-in storage is utilised throughout, creating an elegant yet practical house, able to conceal much of the stuff of family existence…when needed!

The location is truly brilliant. We can exist here, with all the places we need as a family, within a few minutes walk from our home. From a wonderful array of fresh food shops at this end of the Lane, to the market, the gp, the cinema, the ice-cream parlour, the pool….its all so close by. The choice of lush green parks within an easy scoot for kids is amazing, from Goose Green to Peckham Rye, Dulwich Park, Bel Air and the Horniman. Great state or private schools are also just around the corner.

It's only because we are planning on leaving East Dulwich, that we are selling this house, our beloved home. We're sure its new owners will also have many years here of happy memories."
