***Vendor comments*** "A one-of-a-kind detached Victorian villa situated on the corner of Hermitage Road, built circa 1895. Upper Norwood of which it is part, is beautiful with many wonderful lush green spaces dotted here and there to explore. A mere five minutes’ walk from the property is the Upper Norwood recreational park; filled with trees and perfect for a daily amble, jog or run. A further ten minutes on foot takes you into the Crystal Palace triangle, which has a definite vibe: Plenty of shops, cafes, restaurants, and artisan stores. There is also a bookstore, church, and local library.

As a creative, I was drawn to the area by its rich and fascinating history. Not least The Crystal Palace itself designed by Joseph Paxton, is now a massive open park, public space and visitor attractions. Notably, prolific Impressionist painter Camille Pissarro took refuge in Upper Norwood from 1870-71, from the Franco Prussian War and created some of his most famous compositions here. The writer Emile Zola also stayed for a time on Church Road. Fox Hill, with its extraordinarily steep downslope, is a stone’s throw from there and was beautifully captured on canvas by Pissarro, a copy of which graces a wall in my living room. The original is on permanent view in London’s National Gallery. For me, this evokes the uniqueness of the area and Beulah Hill as it has a strong connection with a bygone era where trade and creativity flourished.

In the last eighteen months, my flat has been decorated to a high standard. South facing, the property has large sash windows and benefits from a particularly good light aspect. From the living area, you can see and appreciate the generous-sized garden in which stand several beautiful trees.

Residents benefit from off-street parking. Transport links from Beulah Hill are excellent, with Gipsy Hill (Southeastern rail) some fifteen minutes’ walk from the house. The bus stop, next door but one serves Norwood Junction (196) and Croydon (468). However, on a more personal note, this has been my home for over fifteen years and has been a singular treasure to me and I hope it will be for the next owner".
