Description:

An attractive Grade II listed period farmhouse with self-contained guest/holiday cottage and large stone outbuilding, all in a picturesque setting

Description
West Hill is a stunning Grade II listed traditionally built farmstead occupying an elevated position overlooking the beautiful unspoilt estate village of Ruston. The main house and adjoining 17th century barn combined, offer a fabulous family home and self-contained annexe which is currently serving as a successful holiday let business. Recently refurbished and reconfigured to provide practical, character filled accommodation on a generous scale, both properties have been thoughtfully updated but not at the expense of the original features which still take centre stage.

On entering the property there is a spacious boot room, previously the kitchen, which has the original bread ovens, fireplace and alcoves. Behind a door is a quaint staircase leading up to an en suite bedroom above with views over the pan tiled rooftops of Ruston.

On the ground floor there is a modern kitchen diner with fitted Neff appliances, wood floors and which leads through to the dining room with an original fireplace, exposed beams and a sash window overlooking the stunning sunken patio. The large sitting room has a new log burner and views over the beautiful garden. To the rear of the property is a downstairs shower room and a utility area with built-in storage and space for utilities.

To the first floor is the principal bedroom with fitted wardrobes and southerly views taking in the the farm and fields in the distance through the original sash window. There is a brand new contemporary family bathroom which can be accessed from the hallway or the principal bedroom. There are two further sizeable bedrooms on this floor. On the second floor are an additional two bedrooms also with newly fitted en suites.

Blacksmiths Barn is a wonderful addition to the main house and the perfect annexe space. There is a modern kitchen opening on to the dining area and living room with high vaulted ceilings, exposed beams and stone walls, under floor heating and a cosy log burner has been added for those chilly nights. There is a mezzanine level which has a superb bedroom space with an inset bath. In addition there is a modern shower room on the ground floor.

The garden has been altered by the current owners, they have created a fantastic sunken gravelled patio area with water fall feature and set beside stone walls. This are has the benefit of the sunshine all day. There is a useful outbuilding which has been turned in to garaging, a workshop and store.

Beyond the patio is the attractive garden which is mainly laid to lawn with mature trees and an off-road biking area to the rear has been created for the owners interests and could be easily incorporated into the current garden.

The current owners rent a two acre field adjacent to the house which could be continued on with the next purchaser.
