The Old Granary is one of the most impressive barn conversions that we have had the pleasure of visiting. With a breath-taking level of attention to detail, this conversion has retained the charm, character, and originality of the building whilst creating a wonderful warm family home at its core. The four/five bedrooms it offers over its two floors are complemented by similarly luxurious living space. The property sits in approximately three quarters of an acre of gardens and enjoys a captivating rural outlook. Situated in the tranquil hamlet of Robeston West, the property is only around ten minutes’ drive from both Haverfordwest and Milford Haven and is surrounded by some of the finest coastline in the county.

You enter the property via an enclosed wood framed porch which brings you into the main open plan living space. This simply stunning room provides a truly fitting welcome to the property and gives you a hint of the skill and detail that has gone into its conversion. The use of the original timbers of the property in both the high ceilings and the beams that partially separate the dining space from the kitchen are wonderfully worked into the space. A recurring feature throughout the property is the characteristic ventilation slits in the walls. Now glazed, they offer lovely glimpses of the gardens that surround the house. The handmade kitchen is found next to the main reception area and offers the perfect space to cook for your guests and family. Leading off the kitchen is a handy boot/utility room with a ground floor cloakroom along with another door to the outside. At the other end of the ground floor a flexible home office/ground floor bedroom can be found on your way to the luxurious sitting room. The sitting room occupies the whole western end of the property and has windows and doors to the gardens to both sides. A woodburning stove in a large fireplace provides a perfect focal point for this space.

On the first floor the property boasts four double bedrooms including the opulent master bedroom suite. The first floor is accessed via a truly impressive handmade staircase which winds up from the main reception area. This suite takes up the whole of the eastern side of the first floor and benefits from a dressing room with handmade cabinetry and a sumptuous ensuite bathroom. The second double bedroom at the other end of the building also has its own ensuite shower room with the third bedroom having an ensuite lavatory. A fourth double bedroom and a family bathroom complete the accommodation on this level.

Surrounding The Old Granary are sheltered gardens that allow you to follow the sun throughout the day. Much of the boundary of the property is made up of original stone walls which provide a charming backdrop to the gardens along with shade from the sun and protection from the wind when needed. The gardens are made up of lawns and mature planting with a productive vegetable patch, greenhouse, and chicken enclosure to the side of the house. In the last twelve months a hot tub and Nordic cabin have been added to the gardens and are the perfect places to enjoy the lovely rural outlook.

Finding a barn conversion that has been done to such a high standard is very impressive, but to find one in such a tranquil setting surrounded by such beautiful countryside is truly special.

Entrance Porch
One of several ground floor access points to the property, the main entrance is through a lovely enclosed porch that leads in from the gravel parking area at the rear of the house. This beautiful wooden framed porch gives any visitor a taste of the quality of the carpentry that has gone into the property, with windows to three sides and an inner door into the main home. There is hand bench storage created in the porch, which is ideal for storing shoes and boots.

Main Reception Area
The stunning hall you enter when you pass through the entrance porch is sure to impress any visitor. The high ceilings are beautifully framed by original timber and beams with the numerous windows and opening in the thick walls bringing in warm shafts of light. The space in front of you is ideal for a large dining table to sit at the centre of the room. To your right, original beams create a semi-open plan layout leading through to the kitchen area. To the left, the grand handmade wooden staircase leads up to the first floor and has more space for storage behind it.
The main reception area has double doors leading out to the rear of the property. The Anderson windows are a lovely touch to the building and open seamlessly to the gardens around the home.

Kitchen
The handmade solid wood kitchen is another fantastic feature of the property. Repainted by the current owners in Farrow and Ball colours, the space is both a statement piece for the property and a practical workspace for a chef. The wooden fitted wall and base units are matched by a wooden worktop which also covers the large central island. Under the island is space for an undercounter fridge and separate freezer. A double butler sink with a built-in dishwasher beside it is found to the rear of the space. A focal point to the kitchen is the Rangemaster stove with electric ovens and a five ring gas hob.

Utility
Off the kitchen is a very handy utility/boot room which complements the storage on offer from the kitchen and provides another door to the outside of the property. The utility room also provides another sink and worktop with space beneath for a washing machine and dryer. There is also space and sockets for freestanding fridges and freezers along the side wall. The oil fired central heating boiler and hot water tank are also situated in this room with built-in storage around and above them.

Cloakroom
A door on the internal wall of the utility room leads into a handy cloakroom which provides a lavatory in a quirky setting with the curving stone walls of the original structure surrounding this lavatory.

Side Hallway
If you turn left from the main entrance to the property you pass the stunning handmade staircase and proceed down a wide hallway to the western end of the building. The hallway has numerous windows and openings that look out to the rear gardens on your left with large built-in cupboards to your right providing excellent storage. Infront of you a doorway leads into the formal sitting room with a door in the right hand wall opening to the home office. The slate tile floor found in the main reception area switches to broad wooden floorboards at this point which continue through the rest of the ground floor.

Home Office / Bedroom Five
A wonderfully flexible space, this room currently provides a home office/study for the owners. This could alternatively provide another more intimate seating area, ground floor bedroom, or child’s playroom. The room has three windows to the front that bring in huge amounts of natural light and it also has a built-in cupboard on the opposite wall.

Sitting Room
Occupying the whole western end of the property, this beautiful space would be a wonderful area for any party or family gathering. With a woodburning stove set in a massive hearth in the far wall as a focal point, the room also has the exposed beams in the ceiling, wooden floorboards, and beautiful shuttered windows that are found throughout the rest of the property. Three windows look out over the front gardens with two more along with a pair of glazed doors opening out to the rear.

First Floor Landing
Accessed via the stunning handmade staircase that rises from the ground floor, the first floor landing runs along the length of this level. Above the staircase a beautiful wooden chandelier perfectly finishes the space, with two windows to the front of the property and doors to all four bedrooms and family bathroom leading off it.

Bedroom One
The master bedroom occupies the whole eastern end of the property and adds a wonderful sense of opulence to the home. With dual aspects to the front and rear, the main bedroom offers ample space for freestanding bedroom furniture. In the rear wall double doors lead into the separate dressing room and then into the ensuite bathroom.

Dressing Room
Finished with a full range of built-in wardrobes that cover two walls of the room, the space offers wonderful storage for any owner. The handmade wardrobes are also heated, with the room also offering enough space for a large dressing table against the opposite wall.

Ensuite Bathroom
Off the dressing room is the very well-appointed ensuite bathroom. Providing twin sinks set in a wooden vanity unit, heated towel rail, double walk-in shower, and freestanding roll top bath, the space would be a dream to unwind in after a long day. Around the shower enclosure and walls, a wood effect Shower Wall finish has been used which is beautifully complemented by the sanded wide wooden floorboards. There is a door in the rear wall which leads into a separate lavatory with a window to the side.

Bedroom Two
At the opposite end of the building from the master suite is the second double bedroom. With a window on the western wall this room has lovely views over the neighbouring fielding and gets the rising sun in the morning. Offering plenty of space for freestanding furniture, this bedroom also has its own ensuite accessed via a door on the rear wall.

Ensuite Shower Room
This shower room has been recently remodelled by the owners and provides a walk-in double shower, hand basin, and lavatory. The room is lined in a low maintenance Shower Wall, which offers a practical and clean finish to the space.

Bedroom Three
Next to Bedroom 2 is the third double on this level. This bedroom has a window on the rear wall with lovely views over the garden, along with a large double cupboard built-in along the side wall. A door opposite it leads into the ensuite lavatory.

Ensuite Lavatory
Off the third bedroom is this handy ensuite lavatory with a hand basin set in a wooden vanity. If required the space could be remodelled to include space for a shower, but with the family bathroom positioned next door to this bedroom the current owners have not found that necessary.

Family Bathroom
Situated between bedrooms three and four, the family bathroom is accessed off the first floor landing. Offering a bath with shower over it, lavatory, and hand basin, this bathroom is a great addition to the first floor accommodation.

Bedroom Four
Situated next to the family bathroom and the galleried landing to the first floor, the fourth bedroom on this level offers another double space for any owner. Currently set up as a treatment room, this room could make a perfect office if not required as another bedroom. A window to the rear looks out over the gardens with double doors leading into a large storage space along the side wall.

External
The property is sheltered to the south, west, and east by the remains of the walls of the Robeston Hall estate, a fantastic backdrop to the property which also perfectly frames the lovely views of the countryside to the north and west. The walls run alongside the lane that gives access to the property and creates a fantastic courtyard garden. This south facing area is accessible from both the sitting room and the dining room and has a large patio and lawned area. Warm in the summer and sheltered in the cooler months, this makes for a fantastic entertaining space. To the side of this front garden is a large storage shed, which has been built into the corner of the original stone walls, along with a pond and area for chickens.

The larger rear gardens extend to the northern side of the property and enjoy huge amounts of sunlight throughout the day. The grounds at the property extend to approximately three quarters of an acre in total. The rear gardens are mostly comprised of lawns, mature shrubs, and trees with a very productive vegetable garden and block built green house at the north western corner. To the eastern side of the property there is a large level storage yard with a spacious shed/outbuilding. This area has its own access to the lane at the front of the property and could be the perfect base for any future extension or building, subject to planning. Alternatively, it would allow for the storage of numerous vehicles or boats. A newly completed patio area also houses a Nordic cabin, which is a fantastic entertaining space for any gathering with its bar and central fire pit/barbecue. Next to the cabin is a hot tub which enjoys beautiful views over the surrounding countryside.
