Superb village house with excellent outbuildings.

Description
The Old Village Hall is a handsome red brick house with an excellent detached home office, wonderful gardens and delightful views.

The principal building dates from 1873 and has been used variously as the village school and village hall. It retains many charming features including the old school sign and the original school step, which is now used as the hearth of the reception room fire.

The Old Village Hall is the former home of Graham Rust, an internationally renowned muralist. A striking feature of the reception room is a Tromp l’Oeil mural, depicting a book filled alcove, complete with a Diana monkey playing with a nectarine.

Internally, the accommodation flows remarkably well and comprises well-proportioned and light filled rooms. Glazed double doors lead to the spacious inner hall, with the principal bedroom to the left and the principal reception room off to the right; a further set of glazed double doors fill the room with light and lead out to the garden.

The principal reception room is a magnificent space: Formerly the school room, it is a substantial, double height room, ideal for entertaining or relaxing by the fire. Through double doors to the west is a contemporary garden room with glazed sliding doors leading out to the gardens.

The Kitchen/breakfast room is a generous double aspect room with a wood burning esse range, a twin butler style sink, space and plumbing for a dishwasher and ample storage. An archway leads through to the utility area.

The bedrooms are arranged over the ground and first floors. On the ground floor there are two double bedrooms, including the principal, which has a west facing window overlooking the garden, and an en suite shower room. The first floor comprises a galleried landing overlooking the reception room, two double bedrooms and a family bathroom.

The Old Village Hall has delightful gardens divided into four rooms. To the far west is a terrace and pond, offering superb views over the surrounding fields. To the south of this terrace is a multi-purpose outbuilding, with plumbing and separate central heating, which our clients use as an office/study.

There are additional areas of lawn, herbaceous borders and mature trees. To the front is a gated parking area.

Location
The Old Village Hall enjoys a central yet quiet position in the delightful rural village of Stansfield in south west Suffolk.

The village, which was listed in the Domesday Book, sits in rolling countryside on the edge of the Stour Valley. It has a fine medieval church, a village hall and a thriving community. A network of well kept footpaths provide some of the most scenic walks in this part of the county.

Clare (4.6 miles) is an ancient market town with a range of independent shops, pubs, cafes, a post office, doctors' surgeries and two schools.

The charming, historic cathedral town of Bury St Edmunds (11.5 miles) offers award winning restaurants and a wide range of excellent shopping, recreational and cultural amenities.

The market town of Sudbury is easily accessible as is Newmarket, the ‘headquarters’ of British horse racing.

Stansfield lies within 30 miles of both Cambridge and Stansted airport.

There are highly regarded local schools in both the state and private sectors, including Old Buckenham Hall and Culford, both of which are included in the Goods Schools Guide.
