Description:

Located in the centre of the ever popular village of Newbridge on Wye, this excellent property is one of only two on the development, and needs to be viewed to appreciate everything it has to offer!

Approached from Cae Nant, the property enjoys ample parking for a couple of vehicles on the tarmacadam driveway leading up to the up and over door into the single garage. Steps from the driveway lead up to a patio area along the front of the property, and a storm porch protects the front door from the elements. This gives access into the good-sized entrance hallway, with airing cupboard and door into the 5.30 x 3.56m reception room with large walk-in storage cupboard. A door from the hallway also leads into the 4.68 x 3.06m modern fitted kitchen/breakfast room with all the appliances you would expect, and an external door leading to the rear gardens. Also accessed from the entrance hallway is the three good-sized bedrooms, with two being comfortably doubles, and a large sized single. The master bedroom has an en-suite shower room, and the family bathroom is entered from a door in the hallway.

A staircase leads down to a small lobby, which in turn gives access into the useful 3.43 x 2.96m utility room, with downstairs WC and door to the rear garden, and the integral 5.24 x 3.56m single garage.

Externally, the property enjoys a gently sloping front garden, laid mainly to lawn with floral and shrub beds, and a paved stairway leading up to the front door. A paved walkway leads from the lower portion of the garden to the upper, which enjoys a flat area of artificial lawn, and a patio area immediately outside the kitchen perfect for the morning cup of coffee and evening glass of wine. Both the lower, and upper sections of the garden enjoy walkways to the side of the property, where you can reach the front gardens and parking area.

Newbridge-on-Wye is located roughly in the middle of Wales, and lies 7.1 miles south of Rhayader. The main road running through the village is the A470, running from Rhayader to the north and Builth Wells to the south. The B4358 also passes through the village; it runs from Beulah in the west through to Llandrindod Wells in the east. This road system is useful for commuters traveling from west and north-west Wales to areas in the south. Newbridge-on-Wye was historically a stop off point for drovers, who moved livestock from place to place. Newbridge-on-Wye proved to be an ideal location for drovers to stop and rest because it afforded a safe crossing-point on the river Wye. This led to a settlement forming, including a large number of pubs. This fact is celebrated by the statue of a drover on the village green. Newbridge-on-Wye also sited a railway station on the Mid-Wales Railway, until its closure on December 31,1962. The site of the station is now occupied by a housing estate, although the old railway bridge still remains.
