Overview
Great opportunity to move straight into a newly completed three bedroom detached family home, set in an attractive rural situation on the edge of the Gaet-a-Gott development at Tingwall, just six miles from Lerwick, the location allowing for fine open views over open farmland to the rear.

Set in a good-sized, landscaped site and built to a high standard by well-known local builders, E & H Building Contractors, the property offers light and airy accommodation all on the one level, with the benefit of all floor coverings already in place allowing a purchaser to move in within the minimum of inconvenience. High levels of insulation and underfloor central heating provided by an air source heat pump help to ensure low running costs.

In addition to three generous double bedrooms, including a large en-suite main bedroom, the accommodation also includes a well-proportioned living room, a spacious, very contemporary, fitted kitchen / dining room with integral appliances and patio doors to the garden, a large family bathroom with bath and separate shower, and a separate fitted utility room.

Location
This appealing, newly completed, single storey property is situated on the edge of the Gaet-a-Gott houses, a well-designed development at Tingwall offering an attractive rural location conveniently situated by the local primary school and within easy commuting distance of Lerwick and all its amenities, just five miles away, and on the right side of the town for travelling to Brae / Sullom Voe and the north. In addition to the school there is also a play park and community hall close by.

Being situated on the edge of the development the house benefits from fine open views of the surrounding farmland to the rear.

Specification
Constructed by E & H Building Contractors, specialists in the construction of low-energy ‘Scandinavian’ style homes, the property is of timber frame / timber clad construction below a concrete tiled roof. Windows and doors are double glazed, the property is highly insulated to the latest standards, and an efficient Mitsubishi Ecodan R32 air-source heat pump supplies under floor central heating throughout the house, each room having individual heating controls for increased comfort and efficiency, all resulting in an excellent B energy rating ensuring the purchaser will have the benefit of low running costs. The property also has a whole house heat recovery and ventilation system.

The property is being sold complete with all floor coverings, all luxury vinyl, already in place allowing a purchaser to move in with minimal of inconvenience. Internal doors are in an oak finish and the stylish kitchen is equipped with a range of integral appliances. A particular feature is the amount of built-in storage provided, with cupboards in the lobby, hall and separate utility room, and built-in wardrobes to all the bedrooms.

Accommodation
The property offers generously proportioned, light-filled accommodation all on the one level. A wide, gently sloping, paved path provides easy access to the property, the path leading up a sheltered covered porch area with front door opening to a large entrance lobby, a particularly bright space thanks to a floor-to-ceiling side window to the front door and a further large window to the side. Double doors ahead open to a large built-in cloak cupboard with fitted shelf and hanging rail, and also housing the meters and other equipment, both the cupboard and lobby having the same slate tile effect flooring.

A glazed from the lobby then leads into the hall, an ‘l’-shaped space laid with light grey wood effect flooring, which also extends into the living room accessed like the kitchen, by another glazed door. Double doors to the left open to a substantial built-in airing cupboard housing the large capacity 230l Megaflo tank, as well as the pipework for the underfloor heating, fixed shelving providing plenty of space for linens etc. A hatch with pull-down ladder provides easy access to the loft space.

The living room which is situated to the rear (north) side of the house, is a lovely bright and well-proportioned space with a wide and deep triple window enjoying the fine view over the farmland behind the house.

Next to the living room is the kitchen / dining room, again generously proportioned, the large dining area to the rear having patio doors opening to a brick paved patio area to the rear, and again enjoying the view. The fitted kitchen features ample units in a very contemporary light grey gloss finish set off by grey bleached wood block effect worktops and matching upstands, a large peninsula breakfast bar separating the kitchen from the dining area as well as providing additional cupboard and worktop space. The units also feature a range of integral ‘AEG’ appliances including a double oven & grill plus a five ring induction hob in a black finish with black glass splash back behind, concealed cooker hood over, and deep pan drawers below. A concealed integrated larder fridge / freezer and dishwasher. An inset 1½ bowl sink sits below the west-facing window and a corner carousel maximises the available storage space. The whole space is unified by the same slate tile effect flooring, whilst lighting is provided by two pendant fittings supplemented by additional worktop lights.

Moving on down the hall there is a large utility room with further run of units matching those in the kitchen and including a second sink, space for a washing machine, tumble dryer etc., with additional storage being provided by a built-in shelved cupboard. Side door to the garden.

The spacious family bathroom is well fitted out with a run of units housing the wash hand basin and WC providing lots of useful storage space and also concealing the cistern. In addition to the bath which has a mixer tap / shower fitting, a separate, large, walk-in shower with ‘rainfall’ shower head and additional hand held fitting, is also provided. A large ladder style towel rail supplements the underfloor heating.

Finally there are three generous double bedrooms, all laid with wood effect luxury vinyl flooring and all having built-in wardrobes, the main bedroom which faces south, benefiting from a substantial built-in wardrobe concealed behind sliding mirror doors which spans the full length of the room, and a sliding pocket door which opens to an en-suite shower room fitted to the same standard as the bathroom, the sink having fitted cupboard space below, the shower again having a ‘rainfall’ shower. Bedroom 2 also faces south, bedroom 3 faces east.
