The Stow Brothers - E17 Agent Valuation of this property is £1,250,000

Description:

An impressively vast and impeccably appointed four bedroom family home, brimming with original features, character and a host of architectural touches, from that striking period facade, bright conservatory and balconies front and back.

Your location is just as enviable as this impressive property itself. Our sought-after leafy enclave of Walthamstow Village is less than a half mile away on foot, along with so much else that makes our beloved borough so special.

If you lived here

You and yours will be stretching out in over 1750 square feet of artfully arranged living space (that's not including your cellar or either balcony). Jaws will start to drop before you ever set a foot inside though, with the perfectly preserved period facade's beams, brickwork and balcony offering covetable kerb appeal.

Your front reception alone totals more than 200 square feet. The perfect first stop for guests, the sense of space is accentuated by the high Edwardian ceilings and a large box bay window ushering in swathes of natural light. A striking period hearth and mantel, ornate overhead mouldings and ceiling rose also speak to the property's heritage. There's a dedicated dining room to the rear, every bit as spacious and stylish.

In between sits your kitchen, a rather more contemporary affair but no less elegant for that. Vintage timber floorboards run underfoot, complementing blonde cabinetry, matching countertops and a metro tile splashback. The ground floor's completed by an indispensable utility room, the first of your two bathrooms and a beautifully bright conservatory, perfect for all-year-round enjoyment of your garden. From here a generous patio gives way to a lush length of lawn, bursting with greenery.

Upstairs and the sheer amount of space continues to impress. Your master bedroom to the front comes in at over 200 square feet, brimming with its own vintage fixtures and fittings, not least of which is your front balcony, perfect for a morning coffee looking out over your peaceful, leafy street. Two more doubles sit in the centre of the property, bookending the second of your bathrooms, tranquil in a pale blue paint job and rich dark hardwood underfoot. Finally your second substantial double sits to the rear, giving out to your second balcony, this time with a still more relaxing garden vista.

Outside, and a leafy five minute stroll will get you to The Village, our peaceful, historical and part-pedestrianised collection of streets that's become one of East London's most popular foodie destinations. From the genuine tapas at The Orford Saloon, the scrumptious gourmet pub grub at The Queens Arms and The Castle, Parish Wines' superb vintages and a whole range of other fine wining and dining establishments. You're sure to find plenty of favourites.

What else?

- Despite your tranquil location you're never far fro the heart of things. The plentiful transport connections of Walthamstow Central station are less than ten minutes' walk. From here it's just twenty minutes direct to Oxford Circus and Liverpool Street, while King Cross is just fifteen minutes on the Victoria line. Plus we're at the top of the line here so you'll always get a seat.
- With the cellar beneath your feet, and the untouched loft space overhead, there's plenty of potential for further development here (subject to the usual permissions), making this a home that will meet the needs of you and yours for years to come.
- Walthamstow's schools are plentiful and chiefly excellent. Within a mile's stroll alone you have an impressive twenty seven primary/secondaries, all rated 'Good' or 'Outstanding' by Ofsted. The 'Outstanding' Walthamstow School For Girls is just five minutes' walk.

A word from the owner.......

"This is a wonderful home and has been in the family since the 1970s. There is a great community feel in the street and it has been a fantastic place to raise two generations of children. We shall be sad to leave our friends and neighbours in Walthamstow but have decided, now that our own children are adults, to relocate to the south coast."
