Dalmore House sits in a quiet location in the leafy village of Auchendinny which sits just south of the Edinburgh City Bypass and north of the North Esk Valley which carves its way north-east from the foot of the Pentland Hills.

The property is well situated for access to the Edinburgh City Bypass (A720) and the city centre (8 miles). The bypass is 4 miles to the north and gives access to the south, east and west of the city, Edinburgh International Airport and the motorway network. The A702 and A701 provide good links to the M74 to the south.

Penicuik has an excellent range of local facilities, including shops, a supermarket, leisure centre with pool, library, post office and both primary and secondary schools. Roslin Glen Country Park is on the doorstep as is The Pentland Hills Regional Park which is popular for walking, mountain biking and fell running alike and is home to the Midlothian Ski Sports Centre. There are a number of local golf courses including Glencorse, Kings Acre and Broomieknowe, with all the links courses of East Lothian easily accessible via the City Bypass. Nearby, below the house, is the Esk Valley Trail, a walking, cycling and horse riding route which is part of the Tyne Esk Trail network comprising 60 miles of horse trails. The property has the benefit of private rights of way giving easy access to the Esk Valley Trail.

Description

Dalmore House is a substantial stone built family home which formerly belonged to the Sommerville family who were the owners of the paper mill which was situated below and adjacent to the house. The house was built in 1857 and was sold by the paper mill to the current owners in the late 1990s. The property has accommodation over two levels and is surrounded by well-maintained gardens and mature woodland. The house has many superb period features throughout which include sash and case windows with working shutters, high ceilings and some extremely detailed plasterwork in the reception rooms.

The main hallway is accessed from the east side of the house where the door opens into a generous vestibule with cloakroom. The cloakroom has a separate WC and some fine oak panelling with curved skirting boards and matching floorboards. The hallway is a large space and gives access to the reception rooms.

The south-west side of the house has two grand reception rooms which provide wonderful space for entertaining. Both the dining and drawing room are double aspect and have bay windows overlooking the south-west facing lawn. In both rooms your eyes are drawn to the ornate plasterwork on the ceilings as well as the lovely open fires with beautifully carved marble fire surrounds. Parquet flooring is also a feature of the two rooms and the drawing room has French doors to the garden and terrace. Also off the main hallway is the morning room, which has another open fireplace and links with the kitchen. On the south-east side of the house there is a large study and butler's pantry with plenty of storage and a Belfast sink.

The kitchen is a spacious open plan area with plenty of room for a dining table for more informal and everyday dining. There is a bank of units on three sides of the kitchen and a four oven dark blue aga with beautiful hand painted splashback showing Edinburgh Castle. There is a sink integrated into the worktops which overlooks the garden and a door to the rear porch which gives access to the garden. The ground floor accommodation is completed by a utility room/larder, playroom, separate access to the annexe (if required) and two store rooms, one of which houses the boilers.

The first floor is accessed by an impressive staircase, with stained glass window, which rises from the main hallway. There are six bedrooms in the main part of the house with the principal bedroom having its own en suite bathroom with separate shower, WC and wash hand basin. There are lovely views from this bedroom along with bedroom 2 and both have bay windows which look up to the Pentland Hills. A family bathroom services the other bedrooms in the main part of the house and if not in use as a separate annexe there is another large bathroom with shower located in the wing.
Whilst the current owners have incorporated the annexe into the main house, it very easily splits to be a self-contained apartment with its own front door access. At first floor level there is a bedroom, fully fitted kitchen, sitting room and bathroom. There is a back stair to the annexe and a door at a half landing into the main accommodation.

The gardens at Dalmore House are an absolute delight and are sheltered by many mature trees which give privacy and provide a habitat for a range of wildlife. The main lawn sits on the south-west side of the house and bathes in sun for the majority of the day, and surrounding it are very well presented borders with a range of colourful plants and shrubs including roses, honeysuckle, wisteria, clematis, acers and rowan, to name just a few. The lawn continues round the south-east side of the house where there is a large summer house which rotates to follow the sun. To the front of the house is a large flat parking area and driveway which leads up to a set of double gates before the public road. The garden is bound by a wall and fence and is secure.
