Humberts Yeovil Limited Agent Valuation of this property is £575,000

Description:

The agent says...
The Palms is an attractive double-fronted Grade II Listed, brick cottage in the historic market town of Sturminster Newton. The living accommodation is well-proportioned, with an extension that has created a larger kitchen and informal dining area in the adjoining garden room. The cottage garden is an easy size to maintain and with its westerly aspect is a perfect space to enjoy long summer evenings. There is also the benefit of a small outbuilding and store. With four bedrooms spread over two floors, two en-suite bathrooms and a family bathroom, this is a great property if you enjoy having guests to stay, with everyone able to have their own private space to retire/escape to.
The property

Doors on either side of the generous entrance hallway open to the dining and sitting rooms, both of which have the benefit of a bay window and attractive fireplace. These equal size rooms could be easily swapped over if desired. At the rear of the property is a large utility room with WC (also accessible from the dining room) and the kitchen. A door at the end of the hall opens to the garden. The extended kitchen is a good size with cream fitted units, integrated appliances and tiled floor. Double doors connect through to the conservatory which provides a further dining area.

On the first floor there are three bedrooms and the spacious family bathroom. Bedroom 2 is a good-sized double with a feature fireplace, fitted wardrobes and a spacious en-suite bathroom. Bedroom 3 is also a double room and has plentiful wardrobe space built into the chimney breast alcoves. Bedroom 4 is a generous single, currently used as a study, with bespoke fitted bookshelves. Bedroom 1 is on the second floor and works equally well as a master suite or guest accommodation. The exposed roof timbers and sloping ceilings make this a lovely, characterful space that benefits from a large dressing room with abundant storage and an en-suite bathroom.
Outside

The garden is small but perfectly formed with cottage style planting including plenty of roses. At the rear of the house is a paved seating area which curves up past the conservatory to form a path to the end of the garden, passing through a rose arch to a small vegetable plot. A low brick wall edges the path with an area of lawn above. Alongside the vegetable plot, behind the conservatory, is a small, useful outbuilding and separate store. There is side pedestrian access to the front of the property.
Surrounding area

The bustling market town of Sturminster Newton lies at the heart of the Blackmore Vale, described by Thomas Hardy as the Vale of a Hundred Dairies. The town stands on the River Stour and is characterised by its pretty market square and its six arch medieval bridge over the river. There are local facilities catering for most everyday needs including a variety of shops, business facilities and both primary and secondary schools. Its position on the banks of the River Stour offers many picturesque walks nearby. Other towns within daily commuting distance include Blandford, Shaftesbury, Sherborne, Gillingham and Dorchester. There are mainline railway stations at both Gillingham and Dorchester providing a regular train service to London Waterloo. The A303 trunk road can be joined to the north at Bourton, whilst the Dorset coast at Poole and Bournemouth is also within motoring distance. The area is well served by independent schools including Port Regis, Bryanston, Clayesmore and the schools at Sherborne, Leweston and Milton Abbey.
