Manton is on the southern banks of the River Kennet approximately 1 mile from Marlborough. The walk into Marlborough is about 10 minutes via a lane and footpath which follows the river. Village amenities include an excellent primary school, a toddler group, a church and a public house. There is also a recently renovated recreational ground in Manton with a playground/adventure course which leads down to the river. Marlborough is a thriving market town with excellent shopping including Waitrose and Tesco, Rick Stein, ask and Caffé Nero restaurants in addition to the shopping precincts Hilliers Yard (near Waitrose) and Hughenden Yard (between Boots and W H Smith). The leisure centre and golf club provide excellent sporting facilities. Although self-sufficient, the town is well placed for other centres including Swindon, Bath, Hungerford and Newbury and is surrounded by the most attractive countryside of the Marlborough Downs, Pewsey Vale and Kennet Valley. Intercity (Paddington) rail and M4 connections are at Swindon, Hungerford and Pewsey.
Mallards is an immaculately presented 5-bedroom, family house situated in the heart of Manton. The house was originally built in the 1960s with later additions. Mallards has been renovated to a high standard throughout by the current owners.
The property provides generous well-planned accommodation over two floors. The ground floor rooms lead from a large entrance hall and includes a spacious, dual aspect sitting room with a woodburning stove and Bath stone surround, a large kitchen/breakfast room, a separate dining room, a study which further benefits from fibre superfast broadband, a snug and a utility/ boot room. There are five good sized bedrooms, served by three bathrooms, two being ensuite. The main bedroom has vaulted ceilings, a Juliette Balcony and fitted wardrobes.
There is also the potential to convert part of the house into an annexe if one needs.
Mallards is approached via a private lane leading to three properties. At the front of the property there is a driveway with parking for up to 4 cars. A path leads up some steps to the front door which is flanked by mature hedging creating private seating and dining areas enjoying the southerly aspects. To the rear, the garden is laid to lawn with mature hedging, borders and a patio area. There is also a separate storeroom and a shed.
