Savills - Edinburgh Town Agent Valuation of this property is £720,000

Description:

Exceptional main door ground and first floor portion of a delightful Georgian house with front and back gardens, set within the much sought after Blacket Conservation Area.

Location

The Blacket conservation area comprises five streets including Blacket Place which became the first villa-scape created as part of the expansion of the New Town in the early part of the nineteenth century.

Leading architect of the time, James Gillespie Graham was commissioned to draw up plans for the new streets and created the grid of streets between Minto Street and Dalkeith Road with plans for semi detached and detached properties all with their own gardens.

Blacket Place was the first one of these streets to be built and in 1825 the stone pillars and gates to the Blackets were erected with a porters lodge at each gate to ensure seclusion and safety at the Minto Street and Dalkeith Road ends. This secluded feeling still exists today.

Blacket Place is located next to Newington, a vibrant residential area two miles south of the city centre within easy reach of Edinburgh city centre's financial, business and shopping districts with the East End of Princes Street within 1.5 miles.

It is well served by supermarkets with a large Sainsbury's in the nearby Cameron Toll Shopping Centre, as well as a Sainsbury's Local and Tesco Express on Causewayside, a bustling street lined with independent retailers, antique stores, cafes and pubs. The lively areas of Morningside, Bruntsfield and Marchmont are also within easy reach.

Newington offers a superb range of sport, leisure and recreational activities with the Royal Commonwealth Pool and Leisure Club on the doorstep. Also in close proximity are several golf courses including Prestonfield Golf Club with the spectacular 640 acre Royal Holyrood Park behind. The setting gives the feeling of a peaceful haven on the edge of the city centre.

The Festival Theatre and Queen's Hall are close by as are the National Museum of Scotland and Edinburgh Castle.

Blacket Place is also conveniently located for access to Edinburgh University campuses, Edinburgh Napier University and the Edinburgh Royal Infirmary and Royal Hospital for Sick Children. It is well-served by the city's efficient bus networks, the city bypass, Edinburgh International Airport and central Scotland's motorways.

There is good state school provision in the area, with private options including George Heriots, George Watson's College and Merchiston Castle School in close proximity.

Description

28A Blacket Place is an exceptional main door principal portion of an impressive semi-detached stone built Georgian house occupying the ground and first floors. The house was built in c. 1826 and was one of the first to be built in the Blackets. The bay windows were a later addition. The property has been sensitively and extensively upgraded in recent years to cater perfectly for modern living, and yet successfully blends the many contemporary fixtures and fittings with the many delightful original features. These period features include the delicate and impressive plasterwork and cornicing, particularly in the first floor drawing room, as well as the magnificent marble mantelpieces.

The front hallway is shared with one other property, and opens to the welcoming hallway from where the ground floor accommodation is accessed and the elegant stair rises to the first floor. To the front of the property there is a wonderful light and airy bay-windowed bedroom, which has originally been the dining room of the house. It has a charming outlook over the front garden and, being on the corner, down both sections of Blacket Place. This bedroom is served by a luxurious shower room, while the superb open plan and beautifully appointed kitchen and dining room is also on this level. From here there is a door opening to the decked bridge, with space for a small dining table and chairs, leading to the wonderful west facing garden.

The living and reception space continues on the first floor with a particularly fine full width drawing room, with splendid cornicing and a charming view. It is a very elegant room, and despite being used as a drawing room, has potential to be used as a principle bedroom. There are two further generous and comfortable double bedrooms on this floor as well as a further family bath and shower room.

The house is approached via a gated stone path with the private front garden on the left hand side belonging exclusively to this property. To the rear of the property there is a charming west facing walled garden. It is accessed via a decked bridge extending from the kitchen and with sufficient space for a small coffee table and chairs. The garden has been well-planted with a variety of mature plants and shrubs to provide lots of colour in the herbaceous borders surround the lawn.
