Description:

4 bed detached situated in Lower Laycock, Braithwaite, overlooking a beautiful valley at the front, and has lots of wildlife including the cows, sheep (not seen them in while), deers, pheasants and hawks etc.
Owned from new and a family home but sperated and they will not re-mortgage for more with a help to buy, so cant finish what I started which causes sale.
Usual stuff as per any 4 bed detached house so I will tell you what is different about this property.
Property has been modified a bit and has development potential to fully enclose the conservatory (beach hut/hot tub party area) and link the garage to the house creating 2 more large rooms.
4 floor adventure playground in the back garden with slide and walk the plank to child's swimming pool (pool goes indoors depending on weather), fireman's pole and zip line. Large elevated decking area to soak the last sun and capable of a hot tub (used to be there and is during summer) it has a stone based area where we have had so many fires and BBQ's.
Garden is currently playbark under the playground and the rest artificial grass. Beach hut is artificial grass and is enclosed and currently holds a hot tub and a 3m x 2m swimming pool a full led and light system with smoke machine. You can keep if you want? We also have an indoor (goes outside in summer) 7 burner BBQ in there too, weather doesn't stop us. The Beach hut is ventilated but its normally is 7-10c higher than outside.

The 4th room is currently called Narnia (fits a single bed) as two wardrobes connect them and you can crawl through! Downstairs bathroom, main bathroom and ensuite. Quite a large kitchen with potential especially for an American fridge freezer.
Cinema room with 84" screen, projector and teac system plus sub, and shelves for kids things, great for a cinema night and will leave as I can build another.
Has a driveway that can fit 3 small cars or 2 large, carport to shelter garage. Rest of the outside gardens in stone to reduce maintenance, hate gardeing. Plenty of roadside parking. House fitted with hive in every room so each room individually tempeartue controlled, alexa and lights and will sell too as can replace in next.
The property since new has had all snagging done so nothing wrong and windows and door frames re sealed due to drafts. Currently operates on around 5p an hour electric and minimal gas as all rooms have hive. Hot tub and swimming pool do use some water and heating ontop!
Reluctant to sell but cannot finish the project for my 4 & 5 year old who love the house (Daddyland/Play Den) so it is time for someone else to take it on and make as much memories as we have had here!
You also have access to local fields, we went sledging on them the other day in the snow. A short walk down takes you to the river where we have fished ( no fish so dint'n catch anything), but caught a crayfish and found buried tresure! Also got very wet falling in... Actually sat on the edge of a nature reserve. Ideal place to walk dogs as well. I have two cats but we all used to walk down to the river, yes its wierd but the cats used to follow us. Beautiful place honestly.... Will miss it!
Just up the road is the Tarn which is kind of magical with lake and history with loads of birds to feed, 2 mins in car. Only a mile to town which nearly has everything, old shops, train station including its own steam line past Howarth, major supermarkets, pubs and restaurants and a leisure centre. Edge of Bronte County and has the great Cliffe Castle museum and play park. Best is Connonly though...
Very nice area with friendly neighbours and will miss them. Honestly, the house does have so much potential and it is in a prime spot overlooking the valley. If i had won thr lottery I would have put some conservatory on the front and would not be selling.
I will mention that currently I was trying to make it a dream home for my kids but with the kick back of not being able to add to a remortgage, there is a few things to finish off but wouldnt take much time.
Would really suit a family with young children as it has its own playground plus indoor/outdoor beachut for Nerf or a swimming pool & hot tub.
