Big Skies Estates Agent Valuation of this property is £120,000

Description:

The Property

Lavandes is an immaculately presented two-bedroom chalet, tucked away on a quiet park of similar properties in the heart of the ever popular coastal village of Mundesley. Beautifully finished and furnished by the current owner, Lavandes offers bright, fresh accommodation on one level; with open plan living / dining / kitchen space, two double bedrooms and family bathroom. Surrounded by cleverly planted borders (including a host of the chalet's namesake lavender) and featuring a small private patio to the front to enjoy the sunshine, the chalet forms part of the small Royal Chalet Park which itself has beautifully cared for communal grounds.

The main open plan living space is flooded with natural light from the large picture window to the front of the chalet and the window to the rear in the kitchen area. The living space can comfortably accommodate a corner sofa, dining table and chairs and has storage units and wall space for a television to be hung. Lavandes also benefits from a broadband connection to the chalet.

The kitchen is modern and well equipped with a newly fitted integrated oven, with integrated electric hob, extractor hood over and sink. There is ample space for an under counter fridge and a number of base and wall units.

There are two double bedrooms, one to the front and one to the rear, both with large windows making the whole chalet feel light and bright.

The family bathroom is off the main living space and again enjoys natural light from two windows with privacy glass. There is a bath with electric shower over, WC, wash hand basin and heated towel rail.

Outside

The chalet is approached via a pedestrian path. There is a communal parking area at the entrance to the park.

Lavandes has a small patio are to the front which is entirely adequate for a table and chairs and there are flowering borders surrounding all three sides of the chalet which belong to Lavandes. All the other grassed and communal grounds are managed by the park, who clearly take great pride in the presentation of the whole site.

To the rear of the chalet is a washing line for the exclusive use of Lavandes. Perfect for hanging wet swimming costumes or damp sandy towels to dry.

Holiday Let Opportunity

Holiday Let Income: £10,865 (June to mid Oct 2021)

Holiday Let Occupancy: 100 nights

Sleeping: 4 in 2 Bedrooms

Lavandes has been a super successful holiday let for the current owners, since its launch in June 2021. The chalet is currently marketed by local agents Norfolk Cottages and has been very popular with guests. There are bookings in place until mid-October but from the beginning of November the bookings calendars are closed, in case future owners are not keen to holiday let.

Should holiday letting be of interest, the chalet could be available as a turn key, with all the furniture and fittings included, to ensure a seamless change of ownership.

The Location

The Royal Chalet Park, of which Lavandes forms part, is a small secluded chalet site situated only 200 yards from the beach or main seafront and approximately 5 minutes walk from the village centre. It is tucked away in its own leafy grounds, conveniently behind the Royal Hotel which is open to non-residents for food and drinks.

Mundseley is a pretty village situated on the coast of North Norfolk. The beautiful sandy beach lined with colourful beach huts was voted the 2016 Best Blue Flag Beach in Britain by Holiday Lettings and the village reached the 2018 semi-finals of TV Channel 4's Village of the year is just a couple of minutes walk away.

The village itself is well served by local shops in and around its small High Street. A well-equipped medical centre, a library, a post-office and three pubs yet, somehow, it has not lost its old-world charm. Mundesley sits in a dip in the cliffs and from the clifftops there are spectacular views across the whole of the village and right across to Happisburgh lighthouse in the other direction.

A fine nine-hole golf course built in 1901, sits on the hillside of the River Mun valley and offers unrivalled views over the coast and countryside, which is a designated Area of Outstanding Natural Beauty. For family fun, there is crazy golf, a skate park, play areas and a tennis court. In the Summer there is a surf school and there are geo-caches for treasure hunters. Throughout the year, visitors can enjoy exhibitions, fayres, festivals and concerts in the village halls and parks.
