Berkshire Hathaway HomeServices - Missoula, Gary Bryan Agent Valuation of this property is 1,125,000 USD

Description:

If ever there was a house with a ''Million Dollar Bitterroot View,'' this is it. This 3 bedroom, 2.5 bath home was built with the highest quality construction and finishes by David Edgell, and its design only enhances the spectacular views. In this home you'll find the best of luxurious country living within an easy 30 minute drive to both Missoula and Hamilton. The large kitchen island, with built-in sink, seats 6 comfortably. This chef's kitchen features all GE Cafe appliances and custom cherry cabinetry. Next to the kitchen is a large butler's pantry, the formal dining room and laundry. The living room feels expansive with 11 foot ceilings, yet has a cozy feel with a carved cherry mantel surrounding the gas fireplace. Down the hall is the master suite with a generously sized walk- in closet, master bath with a soaking tub and large tiled shower. The cork floors on the main level absorb sound and cushion your feet. There is also a half bath on the main level near the entrance. The owners built this home to comfortably 'age in place'; it's barrier free with no stairs between the attached garage and the 2144 square foot main floor. \nThe 2100 square foot lower level features a walk-out daylight basement with 9 foot ceilings, large south facing windows and hot water heated bamboo floors. On this level are the second and third bedrooms, the second full bath, a large second living room, two storage rooms and a south facing sunroom/greenhouse. From this level, one an easily walk directly out to the garden. \nIn the fenced back yard are underground sprinklers and 6 fruit trees including 1 cherry, 1 peach, 2 plum and 2 pear trees. The owners built raised, dovetailed garden beds and filled them with healthy soil which grows abundant produce. Near the garden, a cedar compost bin with red wiggler compost worms helps enrich the garden soil. On the west side of the house is a six person hot tub which is great for star gazing. This is a great home for watching bluebirds arrive in the spring and for waking up to the sound of meadowlarks in the morning. There are no tall trees in the area so this home is very fire safe. \nThe attached triple car garage has in-floor radiant heat. The third bay of the garage was designed as a shop with in-floor electrical and dust collection. There is even a small bathroom in the shop and access to the backyard. Next to the shop is a privacy fence for camper parking.\nThe home is situated on the lot to maximize south facing passive solar heat, along with the solar panel on the roof, so the winter heat bills are minimal. The owners went to great lengths to build this home to be extraordinarily energy efficient. The window overhangs were carefully designed to let in winter sun and block summer sun. The winter heat bills average xxx, and the NEST thermostats average xxx hours of heat usage per month for the main floor. \nThe home is situated on the lot to carefully balance the spectacular views of the Bitterroot mountains while taking advantage of a southern exposure to take advantage of passive solar energy. The owners went to great lengths to build this home to be extraordinarily energy efficient. The window overhangs were carefully designed to let in winter sun and block summer sun. Two solar panels on the roof preheat water in a 100 gallon domestic hot water tank. A Viessman on-demand natural gas boiler provides an endless amount of hot water for showers, etc. and also heats the entire home. Natural gas bills for hot water, the gas range, and heat averaged $53/month over the past two years. During those 2 years, bills for natural gas for only five months exceeded $100, the highest being $113. Incidentally, one person in the family will not tolerate a cold home! Electric bills average $121/month including the hot tub, power tools, and submersible pump for the well.\nWe hope that the following information will be helpful to the new owner: The well log shows that the 695 foot deep well produced 15 gallons per minute during the two hour performance test. The water level recovered to the 312' static level in 1 hour. Because the individual underground sprinkler zones were designed for at most 7 gallons/minute, we non-hydrologists believed that with 15 gallons coming into the well and 7 going out, we'd never run out of water. However, that is not the case. We purchased an award-winning Well-Sounder 670 and remote display from Eno Scientific (see enoscientific.com for details) to help us trace the level of water in the well and avoid running the water down to the intake of the pump. We configured a 90 minute pause between watering zones, and that solved the issue \u0013 unless we leave the frost-free hydrant running too long! We will provide graphs of the water level upon request.\nOther: \nHOA fees - $25 per month\n2.26 acre lot
